€10.5m · Series B · Proptech · Berlin, Germany
Berlin-based proptech metr has closed a €10.5m Series B to scale its energy-management and heating-optimisation platform for existing buildings. SBG – Sächsische Beteiligungsgesellschaft joined as a new investor, while Kachel, IBB Capital, BRAWO Capital, Next Big Thing and existing business angels returned. The company says the capital will support further product development, operating infrastructure, a new hub in Saxony and preparation for international expansion.
Making heterogeneous buildings manageable
metr connects energy meters and existing heating systems to one software platform, giving housing companies, asset managers and corporate real-estate operators a central view of consumption and building performance. The company reports more than 80 customers, revenue growth above 80% in 2025 and net retention above 140%, meaning expansion among existing customers more than offset contraction and churn.
Existing property portfolios rarely share one technical stack. Different meters, heating controls and equipment generations force operators to combine separate tools or replace hardware before they can manage energy use consistently. metr’s commercial proposition is to sit above that fragmentation: connect vendor-independent monitoring and optimisation to installed systems, then manage electricity, gas, heat and water data from a common platform.
That integration layer matters because a full refurbishment is slow and capital intensive. If metr can add measurement and optimisation without requiring customers to replace every heating system, it can turn energy efficiency into a portfolio-wide operating process rather than a sequence of isolated construction projects. The company says its platform can lower consumption and improve energy-efficiency ratings, although those outcomes will still depend on each building and deployment.
Expansion rests on repeatable integrations
The reported net retention above 140% is a useful commercial signal: existing customers appear to be spending more as the product expands across buildings or services. It also sets the execution test for the Series B. The platform needs integrations that remain economical across a wider range of legacy equipment, while service quality holds as metr adds customers and enters new markets.
The planned Saxony hub is intended to improve supply chains and bring support closer to customers. International expansion adds another layer of complexity because building systems, partners and regulation vary by market. The financing gives metr room to build that operating capacity; the milestone will be whether its vendor-independent model stays repeatable beyond its current German base.
