Berlin-based Immoly, which is building AI software for private and semi-institutional landlords and smaller property managers, has raised an undisclosed funding round from Vonovia and Founders Factory. Vonovia's announcement says its venture studio supported Immoly's formation, financing and market entry, while Founders Factory describes the company as a joint-studio venture built alongside founder Florian Tonner. Neither investor disclosed the amount or ownership terms.
From inbox to accountable workflow
Property administration is fragmented across tenant messages, rent checks, repair requests, documents, deadlines and suppliers. Immoly says its platform turns incoming information into structured cases: it can recognise tasks and deadlines, prepare documents and coordinate subsequent steps rather than merely storing records. The company's release says WhatsApp, email and phone inputs feed these workflows, with audit trails and user approvals keeping landlords in control of material decisions.
That operating model is the commercial wager. A general chatbot can draft a reply, but a property-management product needs to preserve context across a case, route work to the right person and show what happened. If Immoly can make those controls reliable, it can sell completed administrative workflows instead of another software dashboard. The harder part is trust: mistakes around rent, repairs, deadlines or documentation can carry financial and legal consequences, so automation has to remain inspectable and interruptible.
Strategic backing without a captive deployment
Vonovia brings sector experience and credibility, but its announcement explicitly says Immoly is aimed at external landlords and managers and is not part of Vonovia's operational IT. That distinction matters. The investor can help shape the product and open industry conversations, yet Immoly must still prove adoption among smaller customers rather than treating one strategic backer as a guaranteed distribution channel.
Founder Florian Tonner has previously built, operated and exited a property-management company, according to Founders Factory. That experience should help prioritise the repetitive tasks landlords will delegate first. The execution test is whether Immoly can turn those early workflows into a dependable system of record while retaining enough human oversight for customers to trust the automation as its scope expands.
