Berlin-based xHeron has raised an undisclosed pre-seed round led by IBB Ventures, with business angels from hospitality, AI and business. The investor says the capital will help the company turn hands-on guest-operations expertise into increasingly autonomous capabilities and support more operators. The financing source describes the round as pre-seed; Tech.eu classifies the event as Other, which is the canonical EUVC round label used here.
Guest operations test AI on outcomes, not replies
Short-term-rental operators need to answer guests around the clock, but the work rarely ends with a message. A late check-in can require access instructions, a cleaner, a technician or a compensation decision, all within the property manager’s policies. xHeron positions itself as an outsourced guest-operations layer that handles communication, coordination and issue resolution rather than handing the conversation back when something goes wrong.
The company says its service covers phone, chat and email, operates under each customer’s policies and brand, and connects with property-management systems. Routine cases can be handled through software, while its operations team takes over exceptions. That makes the commercial test stricter than chatbot response quality: customers are buying resolved cases and fewer interruptions for their own teams.
Traditional outsourcing tends to add people as case volume grows. xHeron’s opportunity is to encode recurring procedures and case context so that more work can be completed without increasing headcount at the same rate, while retaining human judgement for unusual situations. If that balance holds, operators could gain extended coverage without rebuilding an in-house support function.
Bootstrapped cases become training material
Before this round, xHeron says it bootstrapped the business to high six-figure annual recurring revenue, reached 115% net revenue retention and won more than half of its customers through referrals. Its internal analysis covers 21,000 guest-operation cases, giving the team a base of recurring workflows and exception patterns from which to develop more autonomous capabilities.
That service history is useful only if it becomes repeatable product knowledge. The next execution test is whether xHeron can automate more decisions without erasing the property-specific judgement that customers outsource in the first place. Case resolution, exception rates and continued account expansion will show whether the model scales beyond adding another layer of messaging software.
